Contracted by IBEX Interiors to manage on site, the day-to-day fit-out works for fire sprinkler, plumbing and drainage and air conditioning systems within the new build commercial building.
It was a pleasure to be a part of this project. The highest specification of plant, systems, equipment and finishes were used. From the fully functioning penthouse kitchen/restaurant through the 180,000 sq ft of cellular office spaces to the vehicle lift of the carpark below.
The management of trades people on a fast track project like this one requires a very high level of concentration and preparedness.
Communication styles were tailored to best manage the transfer of information from the designers to the contractors with regular reporting to financial and general management personnel.
The handling of rooftop plant provided one notable challenge on this project.
Chillers and air handling plant were required to be installed at a critical time in the project. Commissioning sequences and continuation of the pipe-work installation relied on the works testing and approval of the plant. The structural plant supports needed to be fabricated, delivered, installed and weatherproofed. In time for the delivery of the plant and the arrival of the luffing jib crane capable of a 30m reach at a rooftop level 30m above the street. All components including personnel were scheduled to one 8hr period booked 4 weeks in advance. To add to the logistical exercise the main road was unable to be closed. Using a helicopter drop was also not an alternative.
With the co-operation of the base-build contractors, fit-out contractors, a highly skilled crane operator and riggers, mixed with good programming, the lift was a success.
The project was completed December 2002, with the legal firm that tenants the building enjoying a very impressive, highly specified working environment.
